What we check
Switchboard condition, RCD operation, smoke alarms where they are hard-wired, visible wiring, power points, light fittings, earthing and any obvious overload. The electrician tests, photographs and writes it up in plain English. No ten-page template of "appears serviceable" on everything.
Pre-purchase inspections
Oran Park, Gregory Hills and Gledswood Hills still turn over a lot of stock. Building reports miss live electrical faults. Scorched neutrals, missing RCDs and illegal backyard extras would otherwise have been the buyer's problem at settlement. Book in the cooling-off window. Report the same afternoon.
Rental property compliance
Landlords around Narellan, Camden and Spring Farm use inspections for a yearly once-over: safety switches, smoke alarms, worn outlets, overloaded powerboards left by tenants. Cheaper than a claim. Clearer than a verbal "it looked fine".
Safety switch testing
The test button on the RCD is not a full test. A proper test trips it under load and times the disconnect. If it fails, the next conversation is a switchboard upgrade in Oran Park, not a sticker that says it passed.
Cost
Cost depends on the size of the home and whether you want a detailed photo report. Ask for a quote first. We work across the Camden region service area.
